ALL LENDERS MAY REQUIRE SLIGHTLY DIFFERENT INFORMATION WHEN YOU ARE APPLYING FOR A MORTGAGE

TO PREPARE YOU, BELOW ARE COMMON DOCUMENTS THAT YOU SHOULD GATHER

MORTGAGE LOAN INCOME

  • If you receive W-2 income: Pay stubs for the last 30 days (1 month)
  • Most recent federal income tax return (1040-U.S. Individual Income Tax Return) If you are self-employed
  • Federal income tax returns (1040-U.S. Individual Income Tax Return) for the most recent 2 years If you are employed by a business in which you have 25% or more ownership other than a sole proprietorship,
  • Federal income tax returns (1065-Partnership, 1120S-Sub S Corporation, 1120- Corporation) for the most recent 2 years If you receive retirement benefits
  • Most recent 2 statements (60 days) for account where the retirement benefits are deposited If you receive social security benefits
  • Most recent 2 statements (60 days) for account where the Social Security benefits are deposited, or
    • Social Security awards letter for current year, or
    • SSA 1099 for most recent tax year If you receive rental income
  • Rental agreement
  • Most recent federal income tax return (1040-U.S. Individual Income Tax Return) if rental income is on the return If you receive other income
  • Documentation that will validate the income that you receive.

ASSET

  • Most recent 2 statements (60 days) for savings, checking, retirement and brokerage accounts OTHER If this is a purchase transaction
  • The purchase contract If you have a loan that we will be refinancing (paying off)
  • Most recent loan statement If the property that we are securing is a single family dwelling (not condo or vacant land)
  • The declarations page (page that contains the amount of coverage) for your homeowner’s and hurricane insurance policies (Your hurricane insurance policy may be included or may be separate from your homeowner’s insurance policy depending if your homeowner’s insurance company provides hurricane insurance or not.)
